The association asked Rob to give them a roof evaluation and proposal.  They asked Rob if there were any alternatives to a full replacement. After performing a detailed inspection he knew he would be able to offer the tenants who live at Villa Madrid a less expensive alternative to re- roofing the entire building. Rob chose to give them a bid to restore their existing roofs with an ERSystems Acrylic Asphalt Roof Restoration System.
Rob submitted a bid to Villa Madrid that included materials needed to make any necessary repairs, and ensure that the original surface was in a watertight condition. After all the repairs were made, ERSystems Eraguard 1000 FG mastic and Polysoft II Fabric would be applied to all the curbs and penetration, strengthening the weak areas in the asphalt roof system. Once the mastic was fully cured we would apply a base coat of Erlastic at a rate 1 gallon per 100 square feet, and then apply a finish coat of Eraguard SW at a rate of 2 gallons per 100 square feet. Upon completion of the project, California Exteriors Roofing Contractors would be able to offer their customer a 10 year ERSystems Coating System Warranty, assuring his customer a leak and worry free roof system for the next ten years.

Villa Madrid wanted to learn more about the system that had been presented to them. At that time, Rob had asked me to join him at a meeting with the board of directors. We were to discuss the restoration system in detail and explain the warranty to them. The board of directors at Villa Madrid were intrigued by what they had learned, and supplied California Exteriors a written contract for the project the next week. The entire project was completed from start to finish in less than 60 days, with an actual working time of only 28 days due to local weather. By utilizing California Exteriors Roofing Contractors and ERSystems, the Villa Madrid Homeowners Association was able to keep the original roof intact and avoid the expense of a complete roof replacement. Additional benefits included were that the there were little to no disturbances to the tenants during the entire restoration process, their roof systems now meet California’s Title 24 requirements, and they will enjoy the energy saving benefits of having a cool roof system installed on their buildings.
